1 - Needs and Market Analysis

To start, we need to discuss what’s most important to you…we call this critical first step “Needs & Market Analysis”. So before we get into your home buying strategy, financing options and search process, it’s extremely important that we thoroughly understand your goals and objectives. We just want to be clear that if it’s important to you, it’s important to us.

Once we have a clear understanding of your ideal outcome, we can begin to craft your customized home buying strategy. By beginning with the end in mind, we are able to start the home buying process from a position of strength and confidence.

2 - Your Financial Strategy

The second and possibly the most important step in the process is “Your Financial Strategy”. There is a lot of misinformation out in the market about financing options and lending institutions. By working with trusted lenders and determining the true costs of the different types of mortgages, you are able to get clear on the best path forward for your specific situation. In order to compete with other buyers and put you in the winning position with the seller, we recommend going through secure underwriting and getting fully approved for your purchase.

3 - Selecting Your Home

Once your financial strategy is squared away, it’s on to the third step in the process, “Selecting Your Home” Holloway Real Estate Group has priority access to proprietary information for ALL homes in our market. We call it our Instant Buyer Notification System. When we agree to work together, you will receive a “backstage pass” to ALL homes for sale, including off market properties, distress sales, new home construction and builder closeouts.

It is important to know the different types of homes for sale in our market. Holloway Real Estate Group helps our buyers secure the best price and terms with new home construction, Traditional Sales, For Sale by Owner and Distressed Sales such as Bank Owned Foreclosures or Short Sales. The value of working with our team is that we are able to negotiate on your behalf and help you avoid a potential disaster where there is a conflict of interest working directly with a builder or homeowner.

Once we’ve found the home you wish to purchase, we will guide you in determining what offer you are willing to make on the home! The contract price is based on a thorough market analysis called a Comparative Market Analysis. Other terms of your offer include earnest money, due diligence, inspection period, closing date and any seller paid closing costs.

4 - Negotiating Your Terms

The fourth step of the process is “Negotiating Your Terms”. Negotiations can have an impact of more than 10% of the ultimate purchase price on your largest asset. Since the average agent sells 6 to 8 properties per year, most real estate agents do not have experience in negotiations, The disappointing truth is that most agents need you to buy a home worse than you do, making their advice biased and risking your money in the process. 5 - Protecting Your Investment

Once you are under contract on a home, we move onto the fifth step in the process, “Protecting Your Investment” During this period, we will help guide you through the title search, home inspection, appraisal and get the “clear to close” from your lender. This is a critical time in the home buying process where you must make sure that you are willing and able to move forward on your new purchase. Our transaction coordination team will be with you every step of the way so you can rest assured that we have your back!

6 - Closing On Your Home

Now we are on to the sixth step of the process….Closing on Your Home. This process involves securing title insurance, obtaining homeowner’s insurance and finalizing details with your title company
